Buying Steps

Whether you are wanting to purchase your first home, upsize, downsize, or are looking for an investment property, this competitive market makes it seem impossible. However, with the right guidance and advice, there are many possibilities and that is what I am here to show you.

Below are the steps we will take together to find you the right property to purchase with my guidance and helpful tools along the way.

Initial Consultation

Before we begin your search we can either set up a phone call, virtual, or in person meeting to discuss your needs, including, location, budget, type of home, timeline, and more. This is important in knowing what I should look for when reviewing available properties, on and off market for you. ​

Financing

Depending on your financial situation, most buyers will require financing for their purchase. Knowing how much you are pre-approved for is hugely important, without it, it is like going shopping without a card or cash. If you do not have a mortgage advisor or broker, I am happy to refer you to our teams highly qualified lenders to let you know what amount and type of home you can purchase so we can begin. ​

Set up Search

After your budget is determined I will set up a search that is filtered to your specific requests so you can receive active listings as soon as they go live on MLS. I can also notify you of sold prices, upcoming listings we have within our team and brokerage, plus any other exclusive listings I hear of before they go on market. ​

Showings

Now the fun part, viewing! I make it easy for my clients as I have a very flexible schedule and also offer virtual showings to whoever requests this. That way if you do not live in the city, are out of town, not feeling well, or just too busy, you will never miss an opportunity for a live viewing of a home.

Comparables and Due Diligence

Researching active/sale comparables to find the appropriate market value price and buyer due diligence are some of the most important pieces before an offer is made. I will help you determine the proper offer based on other sales or if there are multiple offers, as well as do proper due diligence to make sure a property is suitable and that you are aware of any potential risks.

Offers and Negotiations

The Ottawa real estate market is very stable and competitive, however, as the seasons change, so do listings offer condition trends. My duty to you, is to always stay on top of listings offer presentations, work my relationships with other REALTORS®, and use my knowledge of the market and skillful bidding war tactics to make your offer standout and win. ​

Deposit

For a re-sale, we strongly suggest a minimum of 1.5% of the purchase price. This needs to be provided within 24 hours of acceptance of the offer and is deducted from the balance of the purchase price, upon closing. A strong deposit is not the top reason an offer will be accepted, but it gives confidence to the seller that your offer is in good faith and that you are capable to follow through with the closing, ​

Conditions or No Conditions

In your Agreement of Purchase and Sale, it will either be conditional upon items, or you will waive conditions. Depending on the type of property and the real estate market state, it can determine what conditions or if no conditions are best. In our current market, going into an offer presentation with no conditions is highly advised, if not expected. I will be able to guide you through best recommendations per property and also advise on how your offer can get accepted to your benefit.

Additional Costs

Additional Costs can be, but are not limited to Land Transfer Tax, Utilities, Taxes, condo fees, potl/association fees, inspection, appraisal, closing costs, and HST. These costs vary per property and are best understood when speaking with a Realtor® to determine what they can amount to and what they mean. Closing

Prior to closing to we will book a final walkthrough to ensure the home is as viewed upon the agreement of purchase and sale. I will assist in communication between your mortgage broker and lawyer to notify them of all documents and write up any amendments, if needed. I will be there before, on, and after closing to assist in whatever questions you may have.

They are readily available to assist my clients and I to get the deal done with assurance and after the signed offer at your request. These include, but are not limited to inspectors, lenders, solicitors, contractors, landscapers, designers, property managers, plumbers, HVAC, electricians, foundation experts, etc. ​
